Building your dream home can be one of the most exciting events that can happen in your life. Sitting down and finally discussing your plans with an architect and your chosen contractor is certainly a dream come true. These are the experts that can now guide you as you take on this project-of-a-lifetime.

Before you get excited about the prospect of designing the structure and the interiors of your future home, have you given much thought as to where it is going to be built? The lot where your home will be constructed can make or break your dream.

Visit the Site

Before you even consider how the house would eventually look like, and when possible, you should pay the site of your property soon. Some homeowners might think that traveling to the exact site is a waste of time but this is where the error lies.

You have to be able to walk on that property and observe the views from various vantage points. You will also get a feel for the potential neighborhood and what sort of people are living there. Doing this early on will save you from many inconveniences in the future.

Try to visit also at different times. The climate and local characteristics matter, too. Visit also during the morning, at midday, and also during the evening. If it’s still possible, visit during different seasons. You may be thinking of a rustic home and that’s fine during summer but what happens in that area during winter? Would your home be able to take on the ravaging weather?

Bring a Friend

Now, this friend has to be someone who will be unbiased about his or her opinion. Tell her to comment without having regard for how much you like the place. The architect may say all the nicest things about the property but it pays to bring a person who would give an honest opinion.

If you can also have a designer or a civil engineer give his opinion, then all the better. Ask the architect for any recommendations of the professionals whom he has worked with in the past. Ask why they are his recommendations. Take a careful look at each one’s portfolio.

Visit the Local Building Department

Give this office a visit, set an appointment with an official so you can ask about historical data and the current construction and geographic activities that are happening in the area. Ask also about any planned communities that will be built there in the future.

You can also show the property where you’re thinking of putting up your home so the official can provide a useful insight into your plans. You could also get some ideas on the local resources that are surrounding the area such as parks, churches, transport stations, shopping centers, hospitals, and other amenities.

Weigh Your Options

You might be so in love with one property that you already refuse to see other options. But just like every decision that you have to make in your life, you have to have some choices laid out for you. Otherwise, you could get stuck with a bad property at a hefty price.

When, on the other hand, you are having trouble narrowing down your list, ask your architect once more. The building plan will tell them what sort of property would be best for your plans. He will also be able to advise on what home will suit the property that you’re considering.

Consider Outdoor Living Space Use

You could get easily caught up with the excitement of building a new home complete with landscaping but are you prepared to hire landscaping professionals weekly? There’s a reality check for every would-be homeowner.

Remember that corner lots have wider spaces so they require more landscaping. Lots in the middle are narrower and require fewer works on landscaping so make your choice early on.

So, you’re a would-be home buyer; what sort of advice are you now looking at regarding this big project of yours? There are many tried and tested pieces of advice for future homeowners but the housing market presents an ever-changing tide so you need to know the latest trends and how to use them to your advantage.

It’s time to keep an open mind and see what options lay before you. Move quickly but with a cautious mind all the time. Find a home that will suit your needs but not keeping your taste take a backseat.

Begin Searching Early

The best guideline out there is to begin your shopping for a home early enough. If you are serious about purchasing, know that there are many other hunters out there. Just think about the volume of house hunters and you would pretty much have an idea on how the search would go.

Doing the task early would help you get better mortgage rate and a better price. See if you can schedule your shopping during the off-peak months.

Shop and Compare

Do shop around. Work hard on the mortgage as you would when shopping for a home. Do not presume that the fixed mortgage at 30 years is the only best option for you. Mortgage rates are forecasted to reach 4.65% by the end of 2016. A lot of home buyers are still not aware of their choices in mortgage products that will eventually affect their payments.

Think about this – lower interest rates have a significant effect when you want to qualify for a loan in buying a home. This will also save you thousands of dollars as you pay the loan in the years to come. So, yeah, do shop around – we can’t reiterate that enough.

Choose a New Home

One thing that can ease the pressing housing issue is new construction but a lot of people do not even consider this option. Many people do not know about new homes because they initially feel that they are not the right options for them. To them, it can be too expensive but they can never be more wrong.

The number of new houses on the market has been forecasted to increase at 16-percent. You can work this lack of awareness to your advantage since you will have less competition.

New homes are often more expensive but they all come with warranties on the appliances and structures. This means you won’t have to worry about repairs or maintenance for a number of years.

The Competition

So who are out to shop for homes this year? First, there are the millenials. These have increased incomes and growing families, they are the ones that top the list when it comes to wanting a new home.

Your next competitors are the Gen X’ers. They account for about 20% of homes bought during 2015. These are those who are 35 to 44 years old who have rebounded from the financial crisis in the past years.

Couples who are looking to retire or relocate also still comprise a huge chunk of the home buying population. There are couples that are out to sell their old homes, especially during this month or the next (known as the home-buying months). These are also the ones who want to customize their home and the interior design of their new place.

Don’t Forget the Furniture

What would a new home be without new sets of lovely, durable furniture? Buy the basic pieces for every room – a sofa set, center table, vases, artwork, carpet for the living room; the bed, nightstand, and a closet for the bedroom; a dining set for the dining room; etc.

There is nothing that could be more fulfilling than furniture purchase once you cap your home buying project.
